Is the owner planning to demolish 108 Waterman Street the same developer who demolished properties at 382 Brook Street and 116 Waterman Street?

In August 2026, developer Walter Bronhard received a permit to demolish 108 Waterman Street. The building there today, called the Rufus Waterman House, was built in 1877. Bronhard plans to install a five-story mixed use building with retail space and 26 dwelling units on the property.

Bronhard also owns the property at 382 Brook Street and 116 Waterman Street, which was razed in 2023 and replaced with a five-story, mixed use 25-unit apartment building.

Bronhard owns many properties on the East Side of Providence, and local politicians have criticized his developments for “not responding to neighbors’ concerns.” This new demolition permit comes after a year of contentious proposals to raze buildings on Brook Street to make way for a new Brown University academic building.
