Maine’s median sale price for existing single-family homes increased about 92% from June 2018 to June 2026, not 112%, according to Maine Listings.

Maine Listings’ June 2018 report recorded the statewide median at $227,500, while the June 2026 report put it at a record $436,000. (A 112% increase would have produced a median of $482,300.)

Still, Maine’s increase substantially outpaced that of the nation. The National Association of Realtors reported that the national median rose from $279,300 to $446,400 over the same period, an increase of about 60%.

The 112% claim nearly matches the increase from Maine’s June 2017 median price of $205,000. The median indicates that half of homes sold for more money and half sold for less.

The Maine Association of Realtors has attributed rising prices to unprecedented demand and limited housing inventory. Demand intensified during the pandemic thanks to remote work and Maine’s quality of life.
