Are corporate investors responsible for one-third of all housing sales since 2020?

Corporate investors have not made a third of all housing sales since 2020.

In the second quarter of 2025, 33% of housing sales were made by all investors, from small “mom-and-pop” investors to large institutional firms, according to BatchData. The majority of investors hold fewer than 10 properties, Realtor.com said, with small investors making up over 60% of investor purchases.

From 2020-2023, BatchData reported investors made 18.5% of all home sales before rising to about 25% in 2024. Institutional firms, which bought 1% of all single-family homes in the last decade, often make all-cash offers to sellers and purchase homes that need renovation, according to Realtor.com.

Institutional firms, or corporate investors, will face greater regulation if they “directly or indirectly own at least 350 single-family homes” after the passage of the 21st Century ROAD to Housing Act, according to the Bipartisan Policy Center.
